Job Description

Your role at a glance

The role holder’s primary responsibility will be to manage a portfolio of sites in the  South/South West to deliver great quality, sustainable affordable homes. Homes will be delivered through two main routes to market; partnership sites where schemes are delivered in with development partners or on land-led sites where LGAH acquires land, secures planning permission, designs and delivers homes with a main contractor. The role holder will therefore be responsible for the direct delivery of high quality affordable-led housing schemes through land acquisition, securing planning permission and/or working in partnership with delivery partners.

 

What you'll be doing

  • You will lead and manage the complete project development cycle from concept to start on site working collaboratively with the delivery team to achieve commercial success of the project through to practical completion.
  • You will be the lead person taking financial accountability for the schemes that are under the leadership of the post holder and to ensure they are delivered in accordance with the approved financial position.
  • You will lead specialists internally and externally to ensure; forecasts, programmes, costs, design and quality standards and timescales are met. Assess and oversee all risks including health and safety are appropriately controlled and LGAH’s ERs, obligations and targets achieved.
  • You will establish and manage relationships with developers, contractors, agents, consultants, local authorities and other public sector bodies.
  • You will be working with the development compliance manager, liaise with Homes England and other grant funding bodies to secure grant into schemes. The role holder will be responsible for ensuring that scheme are procured and delivered in line with Homes England funding requirements.
  • You will ensure projects meet LGAH business sustainability, ESG and social value obligations and targets.
  • You will demonstrate awareness of current and future market conditions/trends and construction and development opportunities, including willingness to consider, evaluate and recommend direction for the company to follow to drive growth within the financial parameters of the business.
  • Procure, appoint, lead and manager the multi-disciplinary project teams, including architect, town planner and wider consultancy team.
  • Where relevant, lead and manage the preparation and submission of the planning application process to ensure delivery of the planning permission within statutory timeframe and within budget, including preparation and negotiation of the Section 106 in consultation with the Local Planning Authority (LPA) and regional authority where appropriate.
  • Where required, prepare bids for the acquisition of land and ensure bids are signed off by the Head of Development & Commercial prior to submission.
  • Negotiate land transactions, including Heads of Terms, Sale/Purchase Agreement, Development Agreement and be responsible for all internal approvals.

 

Qualifications

  • Degree educated or equivalent.
  • Good academic background, with a numerical aptitude
  • Preferably a professional qualification in a development or construction discipline
  • Delivering residential development and construction – preferably in the affordable and market housing sectors
  • Developing and leading teams that deliver programmes of development  across multiple sites
  • Establishing and maintaining trustworthy relationships with supply chain partners and professional advisors that are current and potential future partners
  • Developing new teams, systems and capabilities to deliver business results
  • Delivering good returns through effective value creation processes and effective project management and risk management 
  • Deep experience in delivering numerous residential development schemes
  • Deep locality specific knowledge of both the affordable housing and wider residential sectors, in particular an expert understanding of affordable housing development and regulatory requirements
  • Knowledge of developing new business and capabilities
  • Acting efficiently and productively within defined decision making processes
  • Capable of analysing trends, competitor activity and opportunities in the market to understand and prioritise the requirements for development
  • An entrepreneurial spirit that embraces change and is comfortable making decisions in ambiguous environment
  • A commercial person that works collaboratively with colleagues within and across the Group  with the capability of being highly effective in a developing corporate environment
